Real estate governance tecnology ®ICON3-REG

The ®ICON3-REG technology provides territorial objects monitoring. It applies the technique of extending data base using spatial (cartographic) characteristics. These characteristics are given to material objects for which description of their spatial location makes sense. These are lands, buildings, hydrographic objects, zonings and other kinds of territorial objects.

The spatial characteristics are equivalent (along with text characteristics) components of territorial objects description. They are represented in two forms: as coordinate description and the spatial representation itself, which is made in the form of Oracle® Spatial objects. The spatial description is based on a number of so-called dimensions that characterize location of an object in a certain point of time.

This technology gives the following opportunities:

  • to conduct regular or intermittent collection of data concerning legal, economic and geographic position of immovable objects
  • to reveal disparities between legal status of property, its economic utilization and restrictions caused by its geographic location
  • to design and assess consequences of ecological effects on immovable objects (flood, emissions etc.)

Monitoring is exercised basing on analysis of positional relationships of property objects.

Territorial objects, which the technology operates with, are the following:

  • immovable objects (lands, buildings, constructions)
  • territorial elements (roads, green plantations, hydrographical objects, asphalt and other coverings etc.)
  • zones (economic, administrative, forbidden zones etc.)

For creating visual images of territorial objects standard geographic information systems may be used (MapInfo®, Intergraph® Geomedia etc.)

The data used for monitoring are collected from data sources, i.e. organizations responsible for accounting and registration of immovable objects.

The monitoring process is carried out in several stages. The first stage includes data collection and primary check-up. The second stage lies in analysis of the accumulated data concerning territorial objects.
